Exclusive Sole Mandate
Horseshoe Farm is a two acre equestrian property which runs down to the Disa River. In the heart of the Valley and accessible from a quiet country lane, the property features a historic main house, established gardens, four separate dwellings, stables, a sizable sand arena and paddocks with access to the river.
As one of Hout Bay's original homes with elements of 1905 still being celebrated in the façade and finishings of the main house, this property has incredible development potential.
Currently two of the cottages operate as AirBnB rentals and the active livery business generates significant income. The property has a second entrance for AirBnB tenants and livery clients, maintaining the privacy of the main house.
The four bedroom main house is one of the oldest homes in Hout Bay, with elements of the façade and finishings dating from 1905. The elegant wood-floored reception room is the stunning heart of the house, warmed in winter by a modern wood-burning fireplace and flooded with natural light through large traditional casement windows. A spacious verandah, recently updated, is built for entertaining in the summer: running the length of the south side of the house it overlooks the garden, pool and mountain beyond.
The reception room leads to the bedroom wing, guest suite, separate guest toilet and a library/television room which leads to the kitchen. The bedroom wing includes a master suite with an overflow bedroom/dressing room which accesses the verandah; there are two other bedrooms which share a shower over bath room. The kitchen leads to a utility room, study and garage.
Stables and Staff cottage:
The stable block consists of four loose boxes with a covered verandah, a feed room with toilet and a fully secure tack room. Behind the stables is an adjoining cottage which is ideal for a staff family.
Air BnB Cottages:
The two cottages across the lawn from the main house are perfect for accommodating friends and family or for rental. Both have wood-floored open-plan living areas with kitchenette, bath and shower; with one providing a log-burning stove for extra warmth in winter. Both cottages open onto the garden and pool while also sharing a verandah overlooking the stables and paddocks.
This separate studio features a small kitchenette and bathroom overlooking the stables and paddocks.
The farm is nestled within a serene English garden that is set against the sounds of birds and bees humming along to the babbling river at the end of the property. The paddocks, lawn and flower beds are all irrigated from the river via an integrated system of pumps and sprinklers; there are also two boreholes on the property.
